90 DAY RATE GUARANTEE ON NEW MORTGAGES
If interest rates fall after you've signed
your mortgage application, you'll receive our lowest offered rate from the date of your
application to your funding date (max. 90 days). If interest rates rise during this
period, you're guaranteed the lower rate. So rate fluctuations are not a concern.
NO COST TRANSFER
If you have an existing mortgage and you
choose to take advantage of the features of an Investors Group mortgage, you can transfer
it to Investors Group at no cost - with no legal fees, appraisal fees, etc.
DOUBLE UP PAYMENTS
You can choose to pay twice your regular
mortgage payment on any payment date. This surplus is applied directly against the
principal blaance of your mortgage, and saves interest costs.
INCREASE PAYMENTS BY 15%
Once each calendar year you may increase your
regular mortgage payments by up to 15%. This saves you interestand helps you build
home equity faster.
MAKE LUMP SUM PRE-PAYMENTS
Once each calendar year, you may prepay up to
15% of the original amount of your mortgage. Even $2,0000 a year can shave over 10
years and $47,000 off the total payements for a 25 year, $80,000 mortgage at 8%.
WIDE RANGE OF TERMS
You can select a wide variety of terms -
rangin from six months to 10 years - depending on whether you want the comfort of securing
your payment amount or the flexibility to "play the market".
EARLY RENEWAL OPTIONS
If you think new rates are on the rise,
Investors Group will allow you to lock-in" at any time during the term of your
mortgage - without waiting until your renewal date. You'll have the peace of mind
knowing you're saving interest costs, without worrying about rates.

"comfort zone" and protect your interest rate as well.
FLEXIBLE PAYMENT OPTIONS
You can choose to make your mortgage payments
monthly, semi-monthly, weekly or bi-weekly allowing you to control the timing of your
various payment obligations. By paying weekly or bi-weekly, you will substantially
reduce your amortization period and save interest costs.
If you are planning a move, you can avoid
expensive penalties on you mortgage by either taking it with you to your new qualifying
property, or using it as a selling feature on your current home by letting the new buyers
assume it (subject to the approval of the buyers by Investors Group).

won't be available in time for the closing date on your new home, we can offer you
short-term financing at competitive rates to help meet your financial commitments and
"bridge the gap".
